This guide helps you write a short water notice for the summer and a clear note on the toilet paper rule, so guests read them before they arrive. The AI drafts from facts you give it about your guesthouse, and you approve every message yourself.
What we could confirm about Corfu guesthouses, and what we couldn't
The one problem we could confirm from sources is water. Corfu has a serious shortage across the island, and properties on the mains feel it most. In search previews we also saw guest reviews about the rule that used toilet paper goes in the bin, and about tourist noise and a water pump sound in the Old Town. We could not open those pages, so treat them as unconfirmed.

Put the toilet rule in your message before arrival and on a sign by the toilet, then empty the lidded bin every day. In July and August, send a water notice that tells guests where the bottled water is and that short showers help everyone.
Why guest communication on Corfu is its own thing
- A guest mix that shifts with the season. Spring and autumn bring walkers and couples looking for quiet. Easter draws visitors for the island's well-known traditions in Corfu Town. Summer means families and Greek guests driving over via Igoumenitsa.
- Several ways to arrive. Some fly into the airport just outside town. Others come into the port by ferry from Igoumenitsa or Italy. Each route needs different directions.
- Roads and parking. Village roads are narrow and winding, and parking around the Old Town is limited. Guests want to know before they arrive.
- An island with many faces. There are west-coast sunsets, the north, the hill villages and the Old Town. Everyone asks, “What's worth seeing from here?”
- A small team. A guesthouse rarely has a 24-hour reception. Late arrivals and key handovers need clear instructions in advance.
Example: a pre-arrival message tailored to Corfu
Start from a ready-made template and ask ChatGPT or Claude to fill in your own details. For guests flying in, it might look like this:
Hi [Name],
We're looking forward to welcoming you on [date]! A few practical tips for your journey:
• From Corfu airport, a taxi to us takes about [time]. If you'd like us to arrange a transfer, just reply with your flight number.
• If you're renting a car, the last stretch of road is narrow and winding, so take it slowly. You can park at [parking spot].
• Arriving after [time]? Your key will be in [location]. We'll send the code on your arrival day.
• Breakfast is served [hours] in the garden.
Safe travels, and see you soon!
[Your name]
The same message comes ready in English, Greek, German, French and Italian. You only change the arrival details, for example ferry and port instead of flight and airport.
Answering questions from your own facts only
The trick is simple. Give the AI a list of your property's real facts and tell it to answer only from that list. Include things like check-in times, parking, the distance to the nearest beach, whether a car is needed, and where to find a bakery or taverna.
Then, when a guest writes “Our ferry gets in at 23:00, can we still check in?”, you get a friendly reply in their language within seconds. You read it, adjust it if needed and send it. If the answer isn't in your facts, a good prompt tells the AI to say so instead of guessing.
Reviews: warm replies, even to the tricky ones
Many mixed reviews on Corfu are about things you don't control: the road, parking, the August heat. A good reply thanks the guest and acknowledges the issue without over-apologising. It also helps the next person reading:
Thank you so much for your kind words about breakfast and the view! You're right that the road up to us is narrow. We now mention it in our pre-arrival message, along with parking directions. We'd love to welcome you back.
A listing that shows your corner of Corfu
Every listing says “lovely property with a view.” A 7-part framework helps the AI write what actually makes your guesthouse different: your village, how close the beach is, the homemade breakfast, the quiet. It also helps you be honest about stairs, the road or needing a car. Honesty attracts the right guests and leads to fewer disappointments.
