Getting guests to a Santorini guesthouse that has no exact address

On Santorini many guesthouses have no exact street address, and map pins are unreliable. Arrival often depends on when the owner is free, so a guest on a late flight or ferry can end up outside with no local SIM and nobody to call.

This guide helps you write the arrival message that prevents this, with a map pin, a photo of the entrance, short walking directions and a WhatsApp number. It also covers the house notes guests need early, like toilet paper and drinking water.

What guests run into after they land

Finding the place and getting in is the main problem. One traveller writing about Santorini noticed that properties have no exact addresses and that arrival times suit the owner, not the guest. Plumbing comes next: the pipes are narrow with low pressure, so toilet paper can't go in the toilet. Tap water isn't drinkable either, and near Kamari and Perissa beach sand clogs the bathroom drains.

Use a lockbox or keypad so arrival doesn't depend on you being there, or publish a fallback plan for late ferries and flights. Send the pin, the entrance photo, your WhatsApp number and the wifi password before arrival. Leave bottled water out and say the tap water is fine for washing but not for drinking.

Why guest communication on Santorini is its own job

Santorini guests don't just arrive, grab a key and disappear. Their questions are specific, and they repeat every season:

  • Arrival: are they coming by ferry into Athinios port or flying into Santorini airport? How do they reach you, and what happens if the ferry is delayed by weather, which is not unusual when the summer meltemi winds blow?

  • Steps and luggage: in Oia, Imerovigli, Firostefani and Fira, many places involve stairs. Guests need to know before they pack.

  • Cars and parking: roads are narrow and parking in the caldera villages is limited. Should they rent a car or an ATV at all?

  • Sunset: where can they watch it without the crowds in Oia?

  • Beaches: the black-sand beaches of Kamari, Perissa and Perivolos, plus questions about whether Red Beach is accessible (always point guests to current local information).

  • Wineries, breakfast times, and luggage storage between check-out and an evening ferry or flight.

The guest mix shifts with the season too. Spring and autumn bring quieter couples and travellers who come for hiking and wine. Summer brings honeymooners, groups of friends and families, in many languages at once. In a guesthouse, where the owner is often reception, housekeeping and breakfast all in one, writing every message from scratch isn't realistic.

A pre-arrival message built for Santorini

The most useful message a Santorini guesthouse can send goes out a few days before arrival, answering questions before they're asked. Example:

Answering guest questions from your own facts

The trick is a simple fact sheet for your guesthouse: check-in and check-out times, how to get from the port and airport, steps, parking, breakfast, luggage storage, your favourite tavernas and beaches. Give it to ChatGPT or Claude together with the guest's question, and ask it to answer only from those facts.

Example

Guest asks: 'Our flight leaves in the evening. Can we leave our bags after check-out?'

AI drafts a friendly reply in the guest's language using your actual policy. If something isn't in your facts, you tell it to say so rather than guess. You read it, tweak it if needed, and send.

Review replies: warm, specific, never defensive

Santorini reviews often mention things outside your control: a late ferry, the stairs, the crowds in Oia. A good reply thanks the guest, acknowledges the point, explains without excuses, and shows future guests what kind of hosts you are.

Example reply

Thank you so much for your kind words about breakfast and the view! We're sorry the steps were hard work with your suitcases. They're part of the caldera's architecture, but you've given us the idea to mention them even more clearly before arrival. We hope to welcome you back!

Listings on Booking.com and Airbnb that tell the truth

The best listing for an island guesthouse is honest. Caldera view or close to the beach? Steps or easy access? Quiet or right in village life? When guests know what to expect, they arrive with the right expectations, and that shows in your reviews.
