Your Mykonos villa is up a steep, narrow road. Tell guests before they get in the car

Your villa is outside Chora, at the end of a steep, winding track. Guests rent a car, follow the map and only find out on the last stretch that the road is narrow and hard to drive. Some say afterwards that they should have used a driver, and they often say it in a review.

This guide shows you how to give that warning early. Send a pinned location with photos of the final stretch, along with a plain line saying they will need a car or a driver. It also covers honest wording for your listing and calm replies when a review mentions the road.

What villa guests on Mykonos say about getting there

The complaint that keeps coming back is the road. The villas sit on hillside tracks outside Chora, the drive in is steep and narrow, and guests say they needed a rental car or a driver. Some guests also found that the listing did not match the property, for example a “villa” that was really several separate units with amenities missing. Others mention the meltemi, which leaves terraces and pools exposed in July and August.

  • «The access road is a steep winding road» Mykonian Villa reviews
  • «The roads are dangerous and it's better to use the driver service.» Mykonian Villa reviews
  • «the villa was actually 4 separate villas each with 4 bedrooms and we would only be renting two of the villas.» Trustpilot

Before guests arrive, send a pinned location with a short video or photos of the last stretch of road. Say plainly that they will need a car or quad, or give them your trusted driver's number. In the listing, state whether the property is one house or several units and spell out which amenities it has. Tell guests which areas are sheltered from the wind and how to secure umbrellas and cushions.

Why a Mykonos villa inbox is its own challenge

A city hotel room gets simple questions. A villa on the island gets many more:

  • Arrivals: Guests come by plane or by ferry. Ferries dock either at the Old Port in Chora or at the New Port in Tourlos, and many guests don't realise there are two. On windy meltemi days, schedules can also slip.
  • Getting around: Airport or port transfers, renting a car or ATV, narrow roads, a dirt track up to the villa, scarce parking near Chora, and taxis that can be hard to find in high season.
  • Beaches and wind: When the meltemi blows, the exposed north-coast beaches aren't always ideal, while the south coast tends to be more sheltered. Guests will ask you which beach to pick.
  • Guest mix: Families and couples often come early and late in the season. Groups of friends arrive at the peak for the nightlife. Then there are weddings and corporate trips. Each group needs a different tone.
  • The villa itself: Pool rules, air conditioning, water (precious on the islands), security deposits, cleaning schedules, quiet hours for the neighbours, and requests for chefs, boat days or pre-arrival groceries.

You already know all of this. The goal is to write it down well once, then adapt it in seconds.

Example: a pre-arrival message built for Mykonos

This is the message that prevents most 'where are you?' calls on arrival day. Replace the parts in brackets:

ExampleHighlighted fields are yours to fill in

Hi [Name]! We're looking forward to welcoming you to [Villa] in [X] days.

A few things to make your arrival easy:

• Coming by ferry? Check your ticket to see whether it docks at the New Port (Tourlos) or the Old Port (Chora). Send us the ship's name so we can arrange your pick-up at the right place. In strong winds, ferries can run late, and we'll keep an eye on it too.

• Flying in? Just send us your flight number.

• The last stretch of road to the villa is [narrow/unpaved]. If you rent a car, a small one is easier. The villa has parking for [X] cars.

• Check-in is from [time]. If you'd like a private chef, groceries waiting in the fridge or a transfer, let us know now, as July and August get booked up early.

See you soon!

With one prompt in ChatGPT or Claude, the same message can become more relaxed for a group of friends or more detailed for a family with small children. It can also be translated naturally into German, French or Italian.

The questions you answer every week: let AI reply from your own facts

The most useful trick is to give the AI a 'fact sheet' about your villa and tell it to answer only from that. For example:

Example reply

You are the host of [Villa] on Mykonos. Reply to the guest message below warmly and briefly, in the guest's language, using ONLY the information that follows. If something isn't covered, say I'll check and get back to them. Information: [distance to Chora, nearby beaches, parking, check-in/out times, pool rules, water, bins].

This way, answers to questions like 'Which beach do you suggest when it's windy?' or 'Can we have a party?' come out accurate and follow your own house rules instead of generic advice. You read the draft, tweak it if needed and hit send.

Reviews: gracious, honest, never defensive

On Mykonos, mixed reviews often mention things you can't control, like the wind, the road or the traffic. A good reply acknowledges the issue and helps the next guest:

Example reply

Thank you so much for your kind words about the pool and the view! You're right that the road to the villa is narrow. We now mention it clearly before arrival and recommend a small car. We'd love to welcome you back.

A listing that tells the truth (and sells because of it)

A good Mykonos villa listing doesn't hide the steps, the dirt road or the distance to Chora. It states them plainly, right next to the strengths: sunset views, privacy, the pool and the calm away from the crowds. Honest descriptions tend to mean fewer surprises on arrival. The same applies to Google Business Profile posts. A short post about September or the quieter spring weeks can speak directly to families and couples.

FAQ

Will the messages sound robotic?

Not if you start from good templates and add your own details. Always read a message before sending it.

Do I need a paid ChatGPT or Claude plan?

The free versions are enough for most of what's described here.

Can the AI make things up?

It can. That's why you tell it to answer only from your own facts and to say 'I'll check' when it doesn't know.

How do I reply quickly from my phone?

Save your templates as quick replies in WhatsApp Business, Booking.com and Airbnb.
