This guide helps you put the access into plain words, in the listing and again in the message you send before arrival. There is also a section on answering an unhappy review calmly, so the reply doesn't end up quoted against you.
What guests say about the road up
The complaint that comes up most is access. The villa is on a steep hill or far uphill from town, so guests who planned to walk end up paying for taxis or car hire they hadn't budgeted for. Two smaller problems follow it: photos and near perfect ratings that promise more than guests find, and cleaning duties at the end of the stay that nobody mentioned before booking.
- «Monter et descendre à pieds deux fois par jour n'est pas possible.» Trip.com review, Villa Eora
- «However access into the town itself was rather taxing on foot and not easily accessible for those with mobility issues.» Trip.com review, St John Villas
- «Hire cars and taxis readily available options but this adds on extra cost to the trip.» Trip.com review, St John Villas
Say it plainly in the listing: the last part of the road is steep and a car is essential. Add a photo or a short video of the road and the driveway. Before arrival, send a pinned map location with driving directions from the port and the airport, plus a car hire contact you trust.
The questions every Zakynthos villa gets
Before you open any AI tool, write down the real facts about your villa on a single page. These are the questions that come up again and again:
- How do we get there from the airport or the port? Is there a taxi or transfer?
- Do we need a rental car? Where do we park? Is the road OK for a small car?
- Our GPS can't find the address. How do we find you?
- How do we get to Navagio (Shipwreck Beach) and the Blue Caves? By boat or by land?
- What are the rules about sea turtles on the beaches?
- Where is the nearest supermarket, pharmacy or taverna?
- Is the tap water drinkable? When is the pool cleaned? When are the linens changed?
- We land after midnight. How does check-in work?
Once you have this page, the AI can answer from your own facts instead of giving generic replies. Some things change from year to year, such as access to the beach at Navagio or the rules on the National Marine Park beaches where loggerhead turtles (Caretta caretta) nest. Write them as they stand now, and suggest that guests check the latest situation before they go.
Example: a pre-arrival message for a Zakynthos villa
Fill in the brackets with your own details. The AI can then turn it into natural Italian, German or French.
Hi [Name], we're so looking forward to welcoming you to [Villa name] on [date]!
Getting here: from the airport the drive takes about [X] minutes. If you're coming by ferry from Kyllini, you'll arrive at Zakynthos Town port, about [X] minutes away. Here is our exact Google Maps pin: [link]. Please use it rather than the street address, as GPS can get confused on our road.
The last part of the road is [narrow / uphill / unpaved]. Take it slowly. There's private parking for [number] cars at the gate.
Arriving late? No problem. The key box code is [code], and the lights by the pool will be on for you.
Just so you know: the tap water is [drinkable / not recommended for drinking], and we leave bottled water in the fridge. The pool is cleaned on [day] morning.

The Template Pack includes six messages like this, each in five languages: booking confirmation, pre-arrival, welcome and check-in, house rules, checkout reminder and review request. With the first AI prompt you can tailor them to your villa in a few minutes.
Review replies that build trust
A villa lives on its reviews. AI helps you reply calmly, even when a comment stings. Here's a typical Zakynthos example. The guest loved the house but struggled to find it at night.
Thank you so much for staying with us and for your kind words about the villa and the view. You're right about the late-night arrival. Our road isn't easy to find in the dark. We've now added a clear map pin and photos of the last turn to our pre-arrival message. We'd love to welcome you back to Zakynthos!
You thank the guest, acknowledge the issue, say what you changed and close warmly. The pack has templates for positive, mixed and negative reviews, with Greek versions of the positive and negative replies. It also includes 5 rules for answering reviews and a prompt that analyses a whole season of reviews. That way you can see what guests often praise and what you need to fix.
Booking.com and Airbnb listings that tell the truth
“Paradise villa with breathtaking views” sounds like every other listing. What convinces guests is detail: how many bedrooms and bathrooms you have, whether the pool is private, whether you face the sunset or the sunrise, how far you are by car from the nearest beach or a village with tavernas, and whether guests need a car. The pack's 7-part framework walks you through it step by step, and a prompt turns it into listing copy. There are also 6 Google Business Profile post templates, for example to announce September availability, when the island quietens down.

FAQ
Will guests be able to tell a machine wrote it?
Not if you personalise it. The templates are a starting point. You add your name, your directions and your own tips. Always read a message before you send it.
Do I need a paid ChatGPT or Claude plan?
No. The prompts and the setup guide are designed for the free versions.
Are the templates specific to Zakynthos?
They're general templates for small properties. With the prompts and your own facts, they become messages for your villa on Zakynthos: your routes, your beaches, your house rules.
